Signs it’s time for a new roof.

  • 15+ years on asphalt

Here, heat and UV wear shingles out faster than the label says.

  • Curling, cupping or bald shingles

Shingles losing shape or granules have stopped protecting the deck.

  • Leaks in more than one place

Spot repairs stop making sense when water finds new paths.

  • Hail damage across the whole roof

When every slope has hits, replacing beats patching.

  • Sagging or soft decking

Spongy spots mean moisture has reached the wood underneath.

Replacement questions

It depends on roof size, pitch, layers to tear off and material. Most single-story homes in our area land between about $9,000 and $18,000 with architectural shingles. Class 4 shingles cost more, and standing-seam metal is typically two to three times the price of shingles. Your inspection and written estimate are free.

Most homes are finished in one to two days on site, weather permitting. We pull the city permit, protect your landscaping, run magnetic sweepers for nails and do a final walk-through with you.

Class 4 is the top rating under the UL 2218 impact test: a 2-inch steel ball dropped on the shingle from 20 feet. In hail country they hold up much better than standard shingles.

Texas has required insurers to offer a premium discount for UL 2218 Class 4 roofs since 1998. The amount varies by company, so ask your agent. We provide the paperwork you need to request it.
